Wayland Housing Authority opens partnership talks with LauncherWay developer Forge

WAYLAND — February 1, 2023 — Wayland Housing Authority opens partnership talks with private buyer of LauncherWay site. Dylan, representing trades-training firm Forge, told the board Feb. 1 the company expects to close within a month on the 5.6-acre, 12-house former Nike missile property and gut-renovate each three-bedroom slab home into roughly 1,602-square-foot units expected to sell for $700,000 to $800,000 — well above the state's roughly $200,000 affordable price point for a comparable three-bedroom. Member Mary Antis said the town's losing bid had envisioned about $100,000 per unit in mostly cosmetic work. Jim Grumbach, a Zoning Board member and incoming Housing Authority appointee, pitched a "friendly 40B" modeled on the adjacent 12-unit development built on the original Nike silo parcel. Dylan said Forge is "fairly tight" financially but open to a second phase using modular partner CODA homes. Members approved December minutes 6-0 and set the next meeting for March 1.
