Wayland Median Sale Price Hits $1.48 Million as June Market Skews Toward Upper End

WAYLAND -- A Draper Road property topping $2.8 million led Wayland's June residential market, as 14 of 20 recorded deed transfers carried disclosed prices and the median sale among those transactions reached $1,480,000.

MARKET OVERVIEW

Twenty deeds were recorded in Wayland between June 12 and July 11, 2026, with sale prices disclosed on 14 of those transactions. Prices among disclosed sales ranged from $700,000 to $2,800,000, with a median of $1,480,000. The remaining six deeds carried no disclosed consideration; several appear to reflect intra-family trust reorganizations rather than arm's-length sales. Twenty transfers in roughly 30 days represents active recording volume for a town of Wayland's size, and eight of the 14 priced sales exceeded $1.5 million, concentrating activity at the upper end of the market.

TOP SALES

The month's highest transaction was 101 Draper Road, which sold June 12 for $2,800,000. Greg J. and Kimberly A. Pappas conveyed the property to Donielle Martorano McKeever and Joseph P. McKeever Jr.

Second was 23 Covered Bridge Lane, Unit B, which changed hands June 15 for $2,310,000. Ryan Sorley sold the unit to Jie Jenny Xu, trustee, and Yide Alan Jiang, trustee.

At 435 Old Connecticut Path, Welinton and Micheline Pereira sold to Muhammad Turman and Khuloud Takrouri for $1,999,999 on June 22.

The fourth-highest sale was 205 Hayfield Lane, Unit 5, which fetched $1,725,000 on June 25. The Lawrence S. Feinberg estate conveyed the unit to Michael J. Wolfson and Sharon N. Wolfson, trustees.

Rounding out the top five, 54 Old Connecticut Path sold June 25 for $1,651,000. Colin R. and Lauren R. Hamilton were the sellers; Colin M. and Michele Korzec were the buyers.

NEIGHBORHOOD BREAKDOWN

Old Connecticut Path generated two of the period's higher-dollar transactions: $1,999,999 at No. 435 and $1,651,000 at No. 54, both in the final week of June. Glezen Lane likewise saw two entries: No. 17 sold June 25 for $1,200,000, with Alvin M. Mukisa and Grace Gwokyalya as buyers, while No. 215 transferred the same week at a price not disclosed, with the Jacques family moving the property into a revocable trust in their own names.

Four unit sales appeared in the dataset, spanning a wide range: 205 Hayfield Lane Unit 5 ($1,725,000), 11 Green Way Unit 6 ($1,505,000), 23 Covered Bridge Lane Unit B ($2,310,000), and 311 Willow Brook Drive Unit 311 (price not disclosed).

Four properties changed hands below $1 million: 78 East Plain Street at $700,000, 310 Boston Post Road at $795,000, 13 Shawmut Avenue Extension at $827,000, and 95 Woodridge Road at $860,000.

Two of the four sub-$1 million buyers were limited liability companies: M LLC purchased 310 Boston Post Road for $795,000, and SO LLC acquired 95 Woodridge Road for $860,000. Deed records do not disclose intended use.

Of the six transfers with no disclosed price, five show sellers and buyers sharing surnames or the same individuals restructuring ownership into trusts -- a pattern consistent with estate planning. Those deeds include 100 Main Street, 68 Lakeshore Drive, 14 Grove Street, 10 Old Sudbury Road, 215 Glezen Lane, and 311 Willow Brook Drive Unit 311.

Five of the month's 20 deeds were recorded on a single day, June 25, accounting for a quarter of the period's total volume.
