Wayland home sales span $722,000 to $2.6 million in August, most undisclosed deals are family transfers

The South Middlesex Registry of Deeds recorded 18 Wayland property transfers between July 31 and Aug. 29. Ten sales disclosed a price, ranging from $722,000 to $2,625,000, with a median of $1,232,500. The period's top sale was 85 Highland Circle at $2,625,000, sold by Jeremy R. and Carolyn Hastings to Kai Vernstrom. Notably, seven of the eight sales without a disclosed price involved the same family name or individual on both sides of the transaction, often paired with a trust, a pattern consistent with estate or asset-planning transfers rather than open-market sales.
