Eight of 20 Wayland deeds disclose a sale price this period, with values from $820,000 to $2.425 million
Wayland recorded 20 property deed transfers between July 17 and Aug. 15, but only eight listed a sale price. Among those, prices ranged from $820,000 to $2,425,000, with a median of $1,323,000. The period's top sale was 41 Grove Street, which sold for $2,425,000 on July 30 to Christopher J. and Laura P. Barr. Eleven of the 12 undisclosed-price deeds involved family-name or trust transfers rather than open-market sales, including one case where the same buyers, Michael and Robyn Gray, sold one Wayland home and bought another within the reporting period. With most deeds lacking price data, the raw sales count offers limited insight into market direction.
