Wayland Home Prices Skew High as Three Sales Top $1.7M in April

WAYLAND -- A $2,045,000 sale on Rice Road headlined a four-week stretch of Wayland real estate activity in which nearly two-thirds of the 20 recorded deeds reflected estate-planning transfers rather than arm's-length market sales.

MARKET OVERVIEW Twenty deeds were recorded in Wayland between March 17 and April 15, 2026, but only 8 of those transactions carried a disclosed consideration amount, and 12 appear to be transfers of property into revocable trusts or family trusts by existing owners -- a pattern consistent with routine estate planning. Among the eight transactions with disclosed prices, the range ran from $11,729 to $2,045,000, with a median of $988,750. Three of the eight disclosed-price sales exceeded $1.7 million, pulling the median well above the $1 million mark. One transfer -- 36 Loker St., recorded April 2 at $11,729 -- carries a consideration amount far below any plausible market value for residential property in Wayland and likely represents a nominal or partial-interest conveyance rather than a full sale; it is included in the dataset as recorded.

TOP SALES The highest-priced transaction of the period was 58 Rice Rd., which sold April 7 for $2,045,000. Anita Geevarghese Koshy and Jacob M. Koshy were the sellers; Nur Nur and Suhare Nur were the buyers.

The second-highest sale was 32 Highland Cir., which changed hands April 2 for $1,900,000. The sellers were the Andrew Mark Smith Revocable Trust; the buyers were Lydia Hagtvedt and Henrik Hagtvedt.

Third was 5 Griffin Cir., sold April 3 for $1,700,000 by Richard D. Booth and Brooke A. Booth to Christian Dankers.

Fourth was 156 Boston Post Rd., sold April 6 for $1,087,500. Carleton P. O'Meara and Michelle O'Meara were the sellers; Devlin Man and Molly Man were the buyers.

Fifth was 226 Stonebridge Rd., sold April 6 for $890,000 by Jeffrey A. Nash and Alina Nash to Sharath Rajagopalan and Sowmya Tata.

NEIGHBORHOOD BREAKDOWN Four of the five top sales were clustered in the over-$1 million tier: Rice Road, Highland Circle, Griffin Circle, and Boston Post Road. Stonebridge Road and 225 W. Plain St. ($645,000, sold March 17 to Haven Construction Management LLC) landed in the $500,000-to-$1 million range. The remaining two disclosed-price sales -- 22 Lakeshore Dr. ($310,000, March 20) and 36 Loker St. ($11,729, April 2) -- fall well below that band. Glezen Lane recorded two deeds in the period (241 Glezen Ln. on March 27 and 163 Glezen Ln. on March 27), as did Millbrook Road (36 Millbrook Rd. on March 30 and 18 Millbrook Rd. on March 20); all four were trust transfers with no disclosed consideration.
