Wayland home sales range from $670,000 to $2 million in late July
Wayland recorded 15 property transfers between July 3 and Aug. 1, though only seven deeds disclosed a sale price. Among those, prices ranged from $670,000 to $2,000,000, with a median of $1,140,000. The month's top sale was 63 Claypit Hill Rd at $2 million, sold by trustees Roger C. Nuss and Kim A. Wilson to Lawrence Johnston and Erica Vansant. Nearly half of all recorded transfers -- seven of 15 -- were trust or estate transactions within the same family, with no price disclosed, a common pattern in deed records rather than a market signal. Two sales went to newly formed street-named LLCs. The data shows no transactions below $670,000 among disclosed prices.
