Mill Creek seeks Select Board nod for 172-unit Boston Post Road project

WAYLAND -- October 17, 2022, Mill Creek Residential pitches 172-unit redevelopment of former Wayland Whole Foods site. Senior Managing Director Doug Arsham told the Select Board on Monday that the 4.1-acre 297 Boston Post Road project would mix a five-story "flats" building over a parking podium with three-story townhouses on Pelham Island Road at 41.4 units per acre, with 25 percent, roughly 43 units, affordable at 80 percent of area median income. Mill Creek attorney Debbie Horwitz asked the board for an answer before Thanksgiving on whether to back a Local Initiative Program filing, though she said the developer will file a friendly 40B regardless. Arsham projected tax revenue would jump from about $80,000 today to roughly $800,000 annually. Chair Cherry Carlson said she would prefer "a collaborative conversation" to "an adversarial relationship on such a crucial piece of land." The board also signed the Nov. 8 state election warrant 5-0 and held Acting Town Manager Stephen Crane's final regular meeting before he departs for Ipswich.
