Wayland ZBA approves two additions, dismisses third on survey discovery

WAYLAND — January 14, 2025 — Wayland ZBA approves two home expansions, dismisses third after property-line discovery. The Zoning Board of Appeals voted 5-0 Tuesday to grant special permits at 15 Parkridge Road, where attorney Andrew Deloury's clients will increase gross floor area more than 20 percent while pulling a nonconforming side-yard setback from 11.2 feet to 14.5 feet, and at 28 Sunset Road, where owners represented by architect Alan Yu will convert a one-and-a-half-story home to two-and-a-half stories, growing the house from roughly 2,699 to 3,900 square feet. Applicants Anne Christensen and Colin Kennard withdrew their 1 Pelham Island Road petition without prejudice after the board determined a 98-foot strip along Erwin Road belongs to a neighbor — leaving only 45 feet of true frontage and making the project conforming as of right. The board also unanimously authorized KP Law to respond to a Dec. 4 open meeting law complaint, which the chair attributed to "a clerical oversight" in handling typo corrections to prior minutes. A Build Start Group LLC application for Eve Haven Lane was continued to Feb. 11.
