Planning Board sends ADU zoning article to Select Board ahead of state deadline

WAYLAND — January 14, 2025 — Wayland Planning Board forwards ADU bylaw to Select Board and pushes Veritas review to late February. The board voted 5-0 Tuesday to submit draft accessory dwelling unit zoning and a companion housekeeping article for the annual town meeting warrant, dropping a proposed requirement that any second ADU on a lot be deed-restricted affordable after acting chair Jennifer Steele warned it would reduce construction "from low probability to almost zero probability." Member Annette Lewis dissented, citing 40B concerns. Peer reviewer Greg Roy of Dillon Roy Civil Design Group told the board he has "lingering concerns" with the Veritas Academy stormwater model, prompting a 5-0 vote to continue the hearing to Feb. 25 and extend the decision deadline to March 31. The 13 Sherina Road subdivision was continued to Feb. 11 with a March 26 decision deadline. Steele also called a proposed 20-foot consolidated electrical backboard at the Council on Aging community center "a visual atrocity."
