Wayland ZBA approves three additions, withdraws one, continues three

WAYLAND — October 8, 2024 — Wayland ZBA grants three special permits and seeks town counsel guidance on detached garages. The Zoning Board of Appeals on Oct. 8 approved additions at 13 Sylvan Way, 269 Main Street and 52 Woodland Road, accepted a withdrawal at 22 Stonebridge Road, and continued cases at 31 Rice Spring Lane and 69 Tournament Lane. Hunter Perry, leading the four-member panel, said Section 703.2 of the zoning bylaw is "convoluted" and may not allow the board to grant a side-yard setback for a fully detached garage proposed at 16.3 feet on 3 Country Corners Road; that case was continued pending a written opinion from town counsel. The Main Street permit, for a roughly 350-square-foot kitchen addition on a flag lot, included a condition keeping the shared driveway from 273 Main Street clear of contractor parking during construction.
