Wayland ZBA approves Terrain restaurant and event venue at former Whole Foods site

WAYLAND — May 13, 2025 — Wayland ZBA approves Urban Outfitters' Terrain at former Whole Foods plaza. The board unanimously granted a special permit to convert 297-311 Boston Post Road into a 120-seat cafe, 175-seat event venue and roughly 13,000 square feet of indoor and outdoor retail, attaching eight conditions. Attorney Joshua Fox said the 3.4-acre site requires the permit only because restaurants are not allowed by right in Business B; town Land Use Departments expressed "collective support" in a May 12 memo. URBN Chief Development Officer Dave Ziel called the model dependent on "adaptive reuse" partners and promised "we will live to our word." Conditions bar outdoor amplification, food trucks and farmers markets in the parking lot; prohibit right turns onto Pelham Island Road after 9 p.m.; and limit cafe overflow into the event space to Mother's Day. Engineer Maggie Laracy projected 349 fewer daily trips than when Whole Foods and CVS operated. Attorney Ben Tymon, representing abutters, urged peer review of traffic and parking; the board declined.
