Planning Board approves Cherena Road subdivision with public-trail easement

WAYLAND — May 13, 2025 — Wayland approves four-lot Cherena Road subdivision after fight over public trail access. The Planning Board voted 4-0 Tuesday to close the hearing and approve applicants Carol and Mark Seto's definitive subdivision plan, with engineer Kevin O'Leary of Gilson Company representing. Chair Annette Lewis insisted the 10-foot walking easement to the Greenways conservation land be "open to the public," not just neighbors, because the board was waiving the 5 percent on-site open space requirement. Abutter Vanessa Jason of 11 Cherena Road asked for more time to raise concerns about a willow tree threatened by a proposed water main, but member Larry Kiernan called the request "classic last minute." The board also approved 5-0 an amendment to the Council on Aging site plan at 8 Andrew Ave., allowing the town to pursue a temporary certificate of occupancy after a Select Board decision shelved planned parking-lot solar canopies.
