Wayland ZBA approves Dunkin/Jimmy John's at former Bank of America

WAYLAND — July 8, 2025 — Wayland ZBA clears Dunkin/Jimmy John's at former Bank of America site. The Zoning Board of Appeals voted 5-0 Tuesday to grant the Pace family two special permits at 289 Boston Post Road — one for the restaurant use and one allowing 60.5 square feet of signage, above the 40-square-foot Business B limit. Consultant Kevin Sweet of Blueprint Strategies called the 2,397-square-foot project "adaptive reuse" with no footprint expansion. The board conditioned approval on the applicants obtaining a separate Planning Board site plan approval for the outdoor patio before a certificate of occupancy. The board also unanimously approved special permits for additions at 10 White Pine Knoll Road, 5 South Street, 14 Wheelock Road and 5 Russell Road, plus a variance for a 21-by-25-foot detached garage 24.7 feet from the water at Mike Moretti's 125 Dudley Road property.
