Wayland trust commits $250,000 to 60-unit senior housing at Good Shepherd Parish

WAYLAND — January 10, 2023 — Wayland's affordable housing trust pledges $250,000 to a 60-unit senior project on parish land. The Municipal Affordable Housing Trust voted 5-0 Tuesday to back a Good Shepherd Parish proposal developed with the Archdiocese of Boston's Planning Office for Urban Affairs, with all one-bedroom units restricted to residents over 62 and rents capped at 30, 50 and 60 percent of area median income. Chair Michael Staiti structured the commitment as $150,000 in the year of groundbreaking and $100,000 the year after, contingent on full financing and permits. Office President Bill Grogan said comparable developments in Ashland and Hanover run "between 98 and 100" percent occupied. Trust member Laura Kaplan made the funding motion; the board also voted unanimously to issue a letter of support as the developer pursues a friendly 40B path and January 2024 state financing application.
