Planning Board narrows allowed uses for new Route 20 redevelopment district

WAYLAND -- July 23, 2025, Wayland Planning Board sorts through dozens of Route 20 uses for a new redevelopment district. Chair Anette S. Lewis led members Robin Borgestedt, Albert I. Montague Jr. and remote Clerk Jesse Newberry through the zoning use table, building a preferred-use list that includes mixed-use residential/commercial, retail, restaurants, offices, medical and dental care, studios and daycare, while voting no on hospitals, nursing homes, junkyards, warehouses and heavy vehicle repair. Town Planner Robert Hummel said current dimensional standards "mean absolutely nothing to what's on actually on the ground" and will return with actual lot-size data. Lewis warned against too many tax-exempt uses, saying the town needs "tax money coming in as well." Hummel reported five ADU applications in process, two approved, with the first state report due in August. The board also approved July 9 minutes as amended and declined to sign duplicate Mylars for 13 Serena Road.
