Design board asks Terrain to revise dark facades, signage before Wayland approval

WAYLAND — July 1, 2025 — Wayland design board sends Terrain back for revised elevations on former Whole Foods site. The Design Review Advisory Board voted unanimously July 1 to continue Urban Outfitters' application for 297-311 Boston Post Road, citing concerns about long stretches of ebony-painted facade on the east and rear elevations and a signage package estimated at roughly 213 square feet against a 40-square-foot bylaw limit. Chair William Sterling warned the team the building "is just going to look like a really big black wall" from Route 20 and Pelham Island Road. Attorney Josh Fox and Urban Outfitters planning director Jennifer Kalagas presented plans for a 34,000-square-foot retail, cafe and event space plus a 3,562-square-foot sales and bridal-suite building, with no increase to footprint or impervious surface. Member Tatiana Person asked for facade lighting and pedestrian landscaping to be added to resubmitted drawings.
