Zoning Board reaffirms co-sponsorship of Route 20 pickup window article
WAYLAND -- March 25, 2025, Wayland ZBA reaffirms co-sponsorship of Route 20 pickup window overlay ahead of Town Meeting. The Zoning Board of Appeals voted 4-0-1 Tuesday to back the final language of Article 28, which would allow pre-order pickup windows as an accessory use for fast-casual restaurants and coffee shops along Route 20. Planner Rebecca Stanizzi walked members through redlined changes, including a Sturbridge-borrowed definition that excludes bakeries, delicatessens and coffee shops from "fast food," shielding existing businesses like Dunkin' and Starbucks. Member Aida A. Gennis pushed for a formal review sequence routing applicants through Design Review and the Fire Department first, calling subjective interior-design calls a "burden on our shoulders alone." Building Commissioner Nathan said his office is drafting a permitting checklist. Stanizzi cited a December survey showing 86 percent support for pickup windows at fast-casual and coffee shops, and 92 percent acceptance of fast-casual generally. Select Board member Ann Bransley will present the article at the April 1 Town Meeting.
