Wayland ZBA denies front-yard shed permit on Edgewood Road

WAYLAND -- May 30, 2023, Wayland ZBA denies Edgewood Road shed permit, citing available rear-yard options. The Zoning Board of Appeals voted 5-0 Tuesday to reject David and Melissa Wolf's request to keep an accessory shed roughly one foot inside the front property line at 47 Edgewood Road, ending a dispute that had already produced Land Court litigation with abutter Kurt Rothschild of 51 Edgewood Road. Rothschild's attorney argued the bylaw nowhere grants the board authority to waive a front-yard setback for accessory structures, citing the appealed Stonebridge Road "Henley" decision as the only comparable case. Chair Joshua Warnig said he was "troubled" by the one-foot setback. The same night, the board approved 5-0 special permits for a porch roof at 10 Riverview Circle and a teardown-rebuild at 99 Dudley Road, and continued the Herb Chambers dealership expansion at 533 Boston Post Road, now proposing 119 parking spaces, down from 144, to June 13.
