WAYLAND — May 30, 2023 — Wayland Planning Board signals support for 60-unit St. Ann's affordable senior project. The board on Tuesday gave preliminary blessing to the Planning Office for Urban Affairs' comprehensive permit application for St. Ann's Village, a 100 percent affordable, 60-unit rental development for residents 62 and older at 124 Cochituate Road, with 60 parking spaces and a building stepped from two to three stories into the slope. Member Dan Hill flagged the leaching field's encroachment into the 100-foot wetland buffer as his only substantive concern, noting it will require a Board of Health waiver. Chair Anette S. Lewis pushed back on a plan note calling the parish kitchen nonexistent. Separately, consultant Judy Barrett of Barrett Planning Group told the board the state's new economic feasibility analysis guidelines for MBTA Communities districts above 10 percent affordability are incomplete: "They're not telling us what the standards are." Wayland must zone for 750 units at 15 per acre on 50 acres. The board also voted 4-0 to send an advisory memo on the Herb Chambers site plan at 533 Boston Post Road to the Zoning Board of Appeals.
