Wayland ZBA continues cafe and teardown cases to November for lack of quorum

WAYLAND — October 14, 2025 — Wayland's Zoning Board of Appeals delayed action on two contested cases Oct. 14 after determining it lacked a voting panel. The board is close to approving the Millbrook Group's cafe and bistro at 21 Pequot Road, where owner Kirsten Lipson offered three off-street employee parking spaces at her home 100 yards away to address concerns; attorney Jeff Eugino said the applicant meets the standards for special permits under sections 401.1.2 and 11.02.1.1. "There is no parking relief that could be provided without creating additional non-conformities on this lot," a board member said, citing town counsel. The board also continued contractor Charlie Mezokopas's request to demolish a 1927 home at 7 East Road and rebuild a 2,400-square-foot house on a lot that is 22 percent of the required size, after abutters objected to a 33-foot height and roughly 300 percent increase in front-facing massing. Both cases were continued to Nov. 18.
