Wayland ZBA continues 40B hearing on 60 affordable senior units at Saint Anne's

WAYLAND — June 15, 2023 — Wayland ZBA hears traffic and wetlands testimony on 60-unit Saint Anne's affordable senior project. The Zoning Board of Appeals on Thursday continued the 40B application from the Planning Office of Urban Affairs for 60 deed-restricted units at 124 Cochituate Road, case 23-09. Traffic engineer Daniel Civita of Vanasse & Associates projected 194 daily trips and 12 to 15 during peak hours — a 1 to 2 percent increase on a road already carrying about 10,000 vehicles daily — and said the applicant would fund a road safety audit at the Route 20/Cochituate intersection, which already exceeds MassDOT's district crash-rate average. Engineer Steve Garvin of Samiotes Consultants presented a 94-space parking plan, with 61 spaces for residents at a one-to-one ratio and three EV charging stations. Planning Office President Bill Brogan said the project is "100 percent affordable" and pledged to revisit a Cochituate Road crosswalk after neighbors raised pedestrian safety concerns. The hearing was continued to June 28.
