Wayland ZBA approves two home permits, continues Hammond Road 40B amendment

WAYLAND — July 9, 2024 — Wayland ZBA approves two additions, elects new chair, continues Hammond Road 40B amendment. The Zoning Board of Appeals on July 9 unanimously granted Edward Houser a special permit for a two-car garage and second-story master bedroom at 146 Plain Road, shrinking the side-yard setback from 38.7 to 11.9 feet on a pre-existing nonconforming lot, and approved Chaitanya Agrawal's 292-square-foot addition, designed by architect Carl Solander, growing the house from 1,689 to 1,981 square feet. The board continued 32 Pemberton LLC's teardown-and-rebuild after applicant Derek Wheeler agreed to redesign the driveway and garage following abutter concerns. It also continued the Wayland Municipal Affordable Housing Trust's request to amend a 2021 comprehensive permit at 11 Hammond Road so Habitat for Humanity can build a for-sale unit at 60 percent AMI — "much more affordable level," the trust chair said — pending town counsel review. Members unanimously elected Thomas William White chair.
