Wayland ZBA approves special permit for 9 Wayside Road garage

WAYLAND — February 20, 2024 — Wayland ZBA unanimously approves special permit for 9 Wayside Road detached garage. The 5-0 vote allows Garrett and Pamela Stevens to build a two-car detached garage with an upstairs office and lower-level exercise room, encroaching to 13.4 feet on the Wayside Lane front-yard setback in an R-40 district that requires 30 feet. The corner lot is also deficient in frontage at 153.75 feet against 180 required. Building Commissioner Mike urged a special permit over a variance, warning a variance would risk "setting a precedent for every lot like this." Chair Joshua Wernig will draft the decision within 14 days, subject to plans submitted Dec. 1, 2023. The board separately granted a sixth continuance to a Bayfield Road rebuild and continued a 14 Hill Street addition request to March 12 after applicants Karan Talwar and Shweta Yadav presented only a conceptual Board of Health approval.
