Wayland ZBA approves Pemberton Road addition and Gleason Lane garage
WAYLAND -- December 9, 2025, Wayland ZBA approves two special permits and continues two cases to January. The Zoning Board of Appeals on Dec. 9 granted Cara and Ethan Rice a special permit to add to their pre-existing nonconforming home at 42 Pemberton Road, conditioned on keeping the attic as unfinished storage and matching a 30-foot front ridge line on revised plans by architect Steve Kamali. The board also approved a detached garage at 197 Gleason Lane for homeowner Frank Bonaccio, represented by Pat Arnaug of MetroWest Engineering, granting relief to allow a fourth garage bay on the combined parcel. Neighbor Bill Jakes called the prior abandoned property "a toxic waste site full of asbestos." A proposed 4,000-square-foot teardown-rebuild at 8 Park Ridge Road by AAPI Development Fund was continued amid disputes over which bylaw section applies and abutter complaints about scale.
