Wayland ZBA approves Chase signs, two home additions in unanimous votes
WAYLAND — August 12, 2025 — Wayland ZBA clears Chase signs and two residential additions, punts on Hammond Road 40B. The Zoning Board of Appeals voted 5-0 three times Tuesday: granting JP Morgan Chase two additional wall signs at 44 Main Street with a 30-day grand-opening allowance, approving a 1,067-square-foot addition for Matthew Wilder at 4 Melody Lane on a non-conforming 25,360-square-foot lot, and amending Ethan and Lisa Brown's 13 Sylvan Way permit to add a second floor over the garage, lifting lot coverage from 19.9 percent to 21.2 percent. Chair Thomas White said the Chase request "meets the standard under 203.1 pretty easily." The board continued a 12 Hammond Road affordable-housing footprint amendment to Sept. 9, citing illegible plans, and Building Commissioner Nate reported new permit fees effective July 1 — residential $200, commercial $300, PUD $500 per unit.
