Wayland Planning Board to redo zoning hearings after procedural misstep

WAYLAND — January 28, 2025 — Wayland Planning Board resets three zoning articles after missing a state-law referral step. The board scheduled a new public hearing for Feb. 18 at 7 p.m. covering its accessory dwelling unit and housekeeping articles plus the Select Board's pickup-window article, after KP Law attorney Carolyn Murray advised that the original hearing did not comply with Chapter 40A, Section 5. To keep the ADU bylaw at a simple-majority threshold, the board dropped new "affordable ADU" provisions and agreed to present the article as two motions — a majority vote on the by-right framework and a two-thirds vote to strike redundancies in the existing bylaw. The board also confronted an unapproved 20-foot-by-7-foot electrical backboard installed at the Council on Aging community center, calling it "absolutely aesthetically horrible" and demanding a screening plan. Minutes from Jan. 7 and Jan. 14 were approved 4-0.
