Wayland Planning Board narrows MBTA zoning to Mainstone and Town Center

WAYLAND — May 9, 2023 — Wayland Planning Board narrows MBTA Communities district to Mainstone plus Town Center anchor. The board on Tuesday directed Barrett Planning Group consultant Tyler Marin to model a combination pairing the 49.7-acre Mainstone condominium complex with a 5.6-acre Town Center parcel behind Ace Hardware, and to test adding a 4.7-acre commercial site near Route 30 and School Street. Wayland must zone at least 50 acres capable of yielding 750 units at 15 units per developable acre, with half the district contiguous. Member Jennifer Steele said the board had been "shooting blind" without a clear planning rationale, and member Dan Hill called the contiguity rule "a disincentive to towns to create bigger districts." Judi Barrett warned that existing 40B and over-55 parcels — including Alta at Oxbow and the pending St. Anne's project — may be deemed ineligible. A special meeting is set for May 30; draft zoning is targeted for June 13.
