Wayland EDC pushes Route 20 and MBTA zoning toward spring 2024 town meeting

WAYLAND — May 12, 2023 — Wayland EDC presses for Route 20 and MBTA Communities zoning at one 2024 town meeting. Chair Rebecca Stanizzi told the committee May 12 that consultant Judy Barrett is drafting the MBTA Communities zoning and that it must move in tandem with the Beta Group Route 20 corridor plan, warning the panel "shouldn't be addressing one without the other." State minimums of 15 units per acre would cap the Mill Creek 40B site at roughly 45 units, not the 200 proposed. The committee approved March minutes 4-0 and April minutes 3-0 with one abstention. Stanizzi told Tituit self-storage proponent George Barak that projected $150,000 in annual tax revenue — versus $200,000 at a half-empty Sudbury comparable — did not justify rezoning without a stronger design. Town Manager Michael McCallis said the Select Board has authorized outreach to Mill Creek, Cascade and St. Ann's; a St. Ann's ZBA hearing is set for May 25.
