Wayland Planning Board advances draft MBTA multi-family zoning bylaw

WAYLAND — January 23, 2024 — Wayland Planning Board advances draft MBTA multi-family bylaw covering 755 units on 52 acres. Chair Anette S. Lewis led members Tuesday through four proposed overlay sub-districts — on Route 20 West, at Alta Oxbow, in the town center and in the Mainstone area's Stone Ridge — modeled by consultant Sarah Marin to just clear the state's required threshold. The board agreed to write heights in feet rather than stories, generally capped at 35 feet, and tentatively set covered bicycle storage at 0.5 spaces per unit, while leaving car parking minimums at 1.25 to 1.5 pending debate. Jennifer Steel pressed to lower minimums, saying she did not "believe in parking minimums"; Lewis warned that too-low figures would alarm Town Meeting. Lewis reported Stone Ridge condominium directors opposed inclusion of their property, fearing lost property values. The board also voted 5-0 to accept an ERM stormwater report for the Council on Aging community center and endorsed House Bill 3555 expanding associate-member duties.
