Wayland Housing Partnership backs continued work on St. Anne's affordable senior project
WAYLAND -- November 15, 2022, Wayland Housing Partnership advances St. Anne's senior housing plan, eyeing federal tax credits. The partnership on Nov. 15 backed continued work with the Archdiocese of Boston's Planning Office of Urban Affairs on either a 45- or 75-unit elderly development, with member Rachel Bratt saying the smaller concept fits the wetland-constrained site. Bratt said Low-Income Housing Tax Credit financing would make rents "much more deeply affordable," targeting 50 to 60 percent of area median income rather than Wayland's typical 80 percent. Member Mary Antes said the Affordable Housing Trust holds about $1 million but has roughly $500,000 unencumbered after the Hammond Road commitment, plus $100,000 in annual CPA revenue and a recent $50,000 HOME award. A state pre-application is due October 2023. Chair Christine McKenna-Lock also clarified to acting Town Administrator Michael Gillette that the partnership's Mill Creek memo supported dialogue, not endorsement.
