Wayland design board rejects Liquor Hub sign, conditions Bright Horizons approval
WAYLAND — November 25, 2025 — Wayland's Design Review Advisory Board recommended against a Liquor Hub sign and conditionally approved a Bright Horizons preschool sign Tuesday. Chair William Sterling, Robin Borgestedt and Tatiana Person voted 3-0 to tell the Zoning Board of Appeals not to approve the 44 Boston Post Road sign because it is internally LED-illuminated and mounted on a pitched roof, and because the application omitted other signs on the property. They urged the ZBA to also "consider advertisements placed in windows," citing Concord's 2022 bylaw. On the 321 Commonwealth Avenue Bright Horizons sign, the board approved the design but required a full tally under the town's 40-square-foot building maximum and a 15-foot setback. A third 3-0 vote authorized a letter declaring the proposed Coptic church complex on Rice Road incomplete and urging underground or structured parking.
