Wayland committee weighs siting rules for 212 Cochituate Road housing

WAYLAND — October 22, 2025 — Wayland advisory panel hears three providers on developing four-acre Cochituate Road parcel for disability housing. The 212 Cochituate Road Advisory Committee, chaired by Tom Fay, took no substantive votes but pressed Charles River Center CEO Ann Marie Bajwa, Guild for Human Services CEO Amy Souza, and Minute Man Arc housing manager Andy Reichardt on siting, financing, and sustainability. Bajwa said state rules bar two group homes within two to three miles, and that her agency caps home development at roughly $1.6 million; the Wayland site sits about 1.2 miles from an existing Charles River home. Reichardt said the typical group home now costs "about $200,000" per resident annually and pitched a "compact unit" model of clustered one-bedroom apartments. Guild CFO Yvette Rodriguez noted DDS occupancy contracts exclude land costs, meaning Wayland would likely need to donate or discount the parcel to attract a provider.
