Wayland assessors set coding rules for new accessory dwelling units
WAYLAND — April 14, 2025 — Wayland assessors map out how new accessory dwelling units will hit the tax rolls. The Board of Assessors on April 14 reviewed implementation of the state ADU law signed Aug. 6, 2024, and the two zoning motions approved at the April 7 Town Meeting, which allow one ADU by right up to 900 square feet or half the principal dwelling's gross area. Chair Zachariah L. Ventress, with members Massimo Taurisano and Steven Klitgord, heard the assessing director explain that attached ADUs will be recorded under existing code 1013 and detached units under code 1090, with detached units carrying a second property card valuing only the structure. Adding a unit "adds value," the director said, but with assessments lagging the market by two years and no count yet of likely builders, "we have no idea how many people are going to take advantage." Staff must also burn down vacation hours above a 70-hour cap before July 1. The board unanimously approved March 17 and April 7 minutes before adjourning to executive session at 6:19 p.m.
