Planning Board launches Route 20 corridor master plan study

WAYLAND — November 22, 2022 — Wayland Planning Board kicks off Route 20 corridor master plan, cool to self-storage rezoning. Consultant Randy Collins of Beta Group walked the board through the roughly $77,000 study scope, which covers traffic, land use, streetscape and zoning between Town Center and the rail trail, with three public meetings built in. Board member Dan Hill, who has pushed the project for five years, called parts of the corridor a "completely gross example of mismanaged planning" and said he hopes for a zoning warrant article by 2024. Chair Annette Lewis flagged sewer capacity and the state's new MBTA Communities mandate — 50 acres at 15 units per acre — as constraints. In a separate informal discussion, attorney Brian Levy pitched a Business B rezoning to allow retail self-storage at 193 Commonwealth Road for developers Jerry Cohen and George Bachrach; Lewis and Hill rejected blanket rezoning of all three Business B areas and steered the team toward the Limited Commercial District. The board also endorsed 3-0-1 an ANR plan at 33 Claypit Hill Road.
