Housing Partnership tracks four 40B projects as St. Anne's nears decision

WAYLAND -- July 11, 2023, Wayland Housing Partnership reviews four 40B projects as St. Anne's nears comprehensive permit vote. Chair Mary Antes told the July 11 meeting that the Zoning Board could see a draft decision on the church-site development at its July 13 meeting, with peer review issues largely resolved and $250,000 already committed from the Wayland Affordable Housing Trust. Member Rachel Bratt said the project's main funding still depends on federal low-income housing tax credits and is "over a year" away. Catherine Provost reported broad town opposition to Mill Creek's 172-unit plan and flagged a 24 percent rent increase hitting affordable tenants at Alta Oxbow, where market-rate units sit at roughly 64 percent leased. The School Street 40B has shrunk from 12 units to seven because of wetlands impacts. Members agreed to draft a memo urging local monitoring agents for accessory dwelling units.
