Board of Health clears septic waivers for 60-unit St. Ann's affordable senior project

WAYLAND — June 12, 2023 — Wayland Board of Health approves septic waivers for 60-unit affordable senior project at St. Ann's. The board on June 12 cleared the Planning Office for Urban Affairs — the Archdiocese of Boston's housing arm — to design an 8,500-gallon-per-day pressure-dosed system to Title 5 rather than stricter local rules at the proposed St. Ann's Senior Village, 124 Cochituate Road. Director of Real Estate Shana Gorman Houston said all 60 one-bedrooms would serve households under 60 percent of area median income, calling it a "friendly 40B." Approval includes six-foot trench separations, 110 gallons per day per bedroom, and waivers of mounding and geohydrological analyses, with added soil testing required. The board separately approved a seven-foot trench variance at 5 London Lane, conditioned on building the reserve field now, and adopted a new harmful algae bloom monitoring protocol for the Town Beach using Abraxis test strips and a BU intern.
