Wayland ZBA continues all three hearings to February after agenda posting error

WAYLAND -- January 16, 2024, Wayland Zoning Board of Appeals continues all three January hearings to Feb. 13 after agenda posting error. Chair Joshua Warnick opened the Jan. 16 meeting by announcing a clerical defect in the posted agenda barred public comment, minutes and any unlisted business. Elizabeth Demers, appearing remotely for owners at 23B Bayfield Road, secured a fourth continuance of case 23-15 while awaiting Board of Health sign-off. Garrett and Pamela Stevens' two-car detached garage at 9 Wayside Road, proposing a 13.41-foot side-yard setback where 25 feet is required, stalled over whether Section 706.1 requires front-yard setbacks on both streets of a corner lot, with member Thomas William White urging review of prior Stonebridge Road precedent. Patrick Burns' application for Corey Welford at 26 White Road was continued without prejudice after the board found it sought a variance rather than a special permit, cited R-40 dimensions for an R-30 lot, and omitted gross floor area. Abutter Patty Starfield called the proposed expansion "dominating on my backyard."
