Wayland ZBA approves Pequot Road and Lakeshore Drive home expansions

WAYLAND -- October 10, 2023, Wayland ZBA approves two home expansions, continues two other cases. The Zoning Board of Appeals, chaired by Thomas William White, voted 5-0 to grant special permits for a 77 percent expansion of Martin and Nicole Sisal's home at 32 Pequot Road, from 2,070 to 3,663 square feet, and a roughly 309-square-foot second-story addition for Linda and David Mead at 215 Lakeshore Drive. Ted Gaudi, representing the Sisals, said the principal relief sought was a side yard setback shrinking from 10 to 9.8 feet against a 20-foot requirement, with all four nearest Pequot Road neighbors submitting support letters. Building Commissioner Mike told the board that under Section 198-401.1.3, the 20 percent expansion threshold does not reset, requiring the Mead project to come forward as a special permit despite "squaring off" only the existing footprint. The board continued the 23G Bayfield Road case to Nov. 14 pending Board of Health septic approval, and pushed 9 Simpson Road to April 9, 2024.
