Wayland ZBA approves four special permits in marathon eight-case session

WAYLAND — September 10, 2024 — Wayland ZBA clears four special permits, sends demolished Park Ridge house back to square one. The board approved a 3,517-square-foot redesign at 16 Davlin Road over abutter objections, with member Aida A. Gennis dissenting on the finding; applicant Ernie Patera and architect Kevin Hepburn cut the height to 23 feet, 9 inches and added dogwood replacement landscaping as a condition. Chair Thomas William White told neighbors the board "doesn't have architectural control" and could not require a "mid-century ranch." The board also approved rebuilds at 32 Pemberton Road and 28 Woodland Road — the latter conditioned on grading adjustments to preserve a foot of margin below the 35-foot height cap — plus a modest addition at 2 Lawrence Road for Damien and Tara Isidor and a vertical foyer addition at 34 Pine Ridge Road. A 15 Park Ridge Road application was withdrawn without prejudice after White ruled it "defective" because the existing house had been demolished.
