Wayland ZBA approves 60-unit all-affordable 40B at St. Ann's

WAYLAND — July 13, 2023 — Wayland ZBA unanimously approves a 60-unit, 100 percent affordable senior 40B on St. Ann's land. The Zoning Board of Appeals voted 5-0 Thursday to grant a comprehensive permit to the Planning Office for Urban Affairs for the single-building rental project at 124 Cochituate Road, with all units deed-restricted and limited to residents 62 and older. Chair Joshua Wernig, joined by Thomas William White, Aida A. Gennis, Adam Hirsh and Doug Levine, adopted a conditional crosswalk requirement: the developer must install one "as approved by the town" within a year of final occupancy if the Select Board, town manager and police department agree it would improve safety — otherwise the applicant pays $10,000 to the general fund. Director of Real Estate Shannon Corman-Houston called a sidewalk along the route "a great financial burden" given MWRA-controlled land and required tree removal. Wernig warned a mandated crosswalk could create "a false sense of safety."
