Wayland Planning Board sets Nov. 12 ADU forum, authorizes Rice Road peer review

WAYLAND — August 27, 2025 — Wayland's sewer system has roughly 10,000 gallons per day left to sell, complicating Route 20 redevelopment. Wastewater Management District Commission Chair Mike Gittin told the Planning Board on Wednesday that customers have already subscribed 119,809 gallons of the 130,000-gallon Title 5 design flow the commission is willing to allocate, at a privilege fee of $24.75 per gallon. The plant is permitted to discharge a combined 89,380 gallons per day, but the commission has capped working capacity at 65,000 gallons until the 2014-rebuilt facility proves it can sustain higher loads; June averaged a record 34,000 gallons per day. Chair Anette S. Lewis and Housing Partnership representatives Kathleen Vallee and Rachel Black also targeted Nov. 12 for a town-wide accessory dwelling unit forum, with new 900-square-foot units estimated at $350,000 to $450,000. The board voted 3-0 to approve its FY2025 annual report and 3-0 to authorize peer review of a 169 Rice Road site plan for the Egyptian Coptic Church.
