Wayland Planning Board approves cluster development regulation amendments

WAYLAND — November 1, 2022 — Wayland Planning Board unanimously aligns cluster development rules with new bylaw. The board voted 3-0 Tuesday to approve amendments to Chapter 301 Conservation Cluster Development Regulations, effective Nov. 7, conforming them to bylaw changes passed at May town meeting and recently approved by the Attorney General. Chair Anette S. Lewis, who moved the approval, said the rewrite simplifies dwelling-unit calculations, redefines "open land" to exclude undevelopable wetlands, and imposes a lot shape factor of 50 or less. Members Jennifer Steele and Albert I. Montague Jr. joined Lewis in the roll call; no public comment was offered. Separately, Lewis said she has requested $75,000 over two years for MBTA Communities Section 3A consulting and legal work, citing consultant Judy Barrett's estimate of roughly $39,500 for consulting alone, and described the planning office as needing immediate administrative help.
