Wayland Housing Partnership briefed on MBTA Communities zoning timeline

WAYLAND — April 5, 2023 — Wayland Housing Partnership elects Mary M. Antes chair and hears MBTA Communities compliance briefing. Town Planner Robert Hummel told the committee Wednesday that Wayland, an "adjacent community" under the state law, must adopt zoning by Dec. 31, 2024 allowing up to 750 multifamily units by right at 15 units per acre, in at least one 25-acre district. The Planning Board, working with the Barrett Planning Group, is targeting spring 2024 town meeting with a fall backup, and is leaning toward overlay zoning along Routes 20 and 30. "Nothing has to be built. This is all on paper," Hummel said. New member James Grumbach moved Antes's election, which passed 5-0 by roll call. Kathleen Boundy, also on the Zoning Board, said the Mill Creek 40B at the former St. Ann's site "might conceivably sail right through."
