Wayland EDC urges Finance Committee to back townhouse zoning to grow tax base
WAYLAND -- November 17, 2025, Wayland's EDC told the Finance Committee that townhouses, not retail, are the town's real tax engine. In a joint meeting Monday, EDC presenters said Alta Oxbow generates about $1.1 million in annual tax revenue and added roughly $73 million in assessed value on eight formerly contaminated town acres, with the property selling to BlackRock in 2024 for $98 million. Existing townhouse complexes are assessed at roughly $550 million, more than three times the $160 million commercial base. The committee floated carving six acres from the 13-acre Orchard Lane school parcel for about 50 townhouse units, estimating $4 million in sale proceeds and $800,000 in annual taxes. "Zoning is money," one presenter said. A joint Select Board meeting is set for Dec. 1.
