Wayland EDC advances MBTA zoning work, questions Mainstone as primary district

WAYLAND — September 8, 2023 — Wayland EDC reopens MBTA zoning debate and questions Mainstone as the town's anchor district. At the Sept. 8 meeting, Chair Rebecca M. Stanizzi argued the 25-acre Mainstone condominium site meets "the letter of the law but not the spirit," because hitting 15 units per acre would mean roughly 375 units requiring every owner to sell. Town Planner Robert Hummel said the Planning Board's consultant funding has run out, an RFQ has gone out, and zoning must be adopted by end of 2024. Member Jeff Vecchio warned the committee's role "is not to try and make it even more of a residential thing." Hummel also reported St. Anne's has pulled its permit, putting Wayland in two-year safe harbor above 10 percent affordable and effectively blocking Mill Creek's 40B. About $102,000 of a $115,000 shared-streets grant remains for Town Center furniture once Zurik submits its list.
