Wayland adopts MBTA zoning, extends turf moratorium on second night of town meeting

WAYLAND — May 14, 2024 — Wayland adopts MBTA zoning and extends synthetic-turf ban on night two of town meeting. Voters passed the state-mandated multifamily housing overlay 232-117 under Article 26, after defeating a referral motion 108-247 brought by Coltsway resident Bill Steinberg, whose 25.1-acre neighborhood is one of four sub-districts in the new 50-acre overlay. Planning Board Chair Annette Lewis warned that "changing any parameter would change all of the other numbers" and risk non-compliance; Finance Committee member Steve Correia cited nearly $4 million in fiscal 2023 state grants at stake. Article 23 extended the artificial-turf moratorium three more years, 235-128. A citizen-petition self-storage rezoning, Article 27, died after voters rejected referral 80-211 and lead petitioner Rebecca Stanizzi declined to advance the main motion. Article 31, an Athletic Fields Planning Committee proposed by Dave Bernstein, failed 45-96 amid Town Manager Michael McCall's warnings of duplicated effort.
