Wayland ZBA delays 16 Davlin Road teardown after neighborhood revolt
WAYLAND -- April 9, 2024, Wayland ZBA continues contested 16 Davlin Road rebuild to May 21 after neighborhood opposition. Roughly 13 neighbors spoke against applicant Ernie Futera's proposal, represented by attorney Kenneth B. Phillips, to replace a 1951 ranch with a roughly 3,821-square-foot home, about three times the existing 1,248-square-foot footprint. Sally Lear of 12 Davlin submitted a 27-signature opposition letter and called the design "dramatically oversized"; Jeremy Spratt of 11 Davlin said the finished attic made it a "three story house." Chair Doug Levine and member Adam Hirsh flagged inconsistencies in the application's frontage, gross floor area and a stated 95 percent increase that the applicant conceded was a "fat finger error." The board, sitting four-of-seven, would have needed a unanimous vote. It also approved a special permit for a Reeds Ferry shed on Lingley Lane for Charles Larson and continued a 5 Garden Path teardown case pending advice from Town Counsel Amy Kwesell.
