Wayland ZBA continues 16 Dabblin Road hearing to May 21 after neighborhood pushback

WAYLAND — April 9, 2024 — Wayland ZBA delays 3,821-square-foot Dabblin Road tear-down after a third of neighborhood objects. The board voted unanimously April 9 to continue applicant Ernie Futera's special permit hearing to May 21, citing inconsistencies in the application and unresolved neighborhood concerns about height, mass and groundwater. Sally Lear of 12 Dabblin submitted a letter signed by 27 neighbors calling the project "dramatically oversized" against a street average under 2,500 square feet. Member Adam Hirsh calculated the proposed increase in gross floor area at 206 percent rather than the 95 percent listed on the January 30 filing. The 1951 ranch has a 1,248-square-foot footprint on a 21,413-square-foot lot in an R40 district that requires 40,000 square feet. The board separately approved a 10-by-12-foot Reeds Ferry shed at 4 Lingley Lane and continued a 5 Garden Path tear-down pending legal advice from KP Law's Amy Kwesell.
