Wayland ZBA approves accessory dwelling unit at 166 Main Street
WAYLAND -- November 9, 2022, Wayland ZBA unanimously approves Main Street ADU exceeding 20 percent expansion cap. The board voted 5-0 Wednesday to grant Mark and Karen Bazemore a special permit to convert space above their detached garage at 166 Main Street into a 1,164-square-foot, one-bedroom accessory dwelling unit, up from 510 square feet of existing finished area. Architect Doug Sacra of Maple Hill Architects said the 45,466-square-foot lot is more than twice the R20 minimum and that exterior changes are limited to small dormers, an elevator shaft and egress stairs. Chair Joshua Wernick, reelected to another one-year term at the start of the meeting, said the increase exceeded the bylaw's 20 percent habitable-space threshold but fell within the board's special permit authority. Member Jim Grumbach called the project exactly what the town should "encourage." A separate 206-square-foot main-house addition was deemed allowed by right. The hearing began 20 minutes late after the public Zoom link failed.
