Wayland EDC approves annual report, advances townhome zoning argument

WAYLAND — September 12, 2025 — Wayland EDC frames townhome zoning, not commercial growth, as town's real tax engine. The Economic Development Committee voted 3-0 Friday to approve its FY25 annual report and spent most of the meeting on Chair Rebecca M. Stanizzi's draft framework for an upcoming joint session with the Finance Committee. Stanizzi said Wayland's roughly $160 million commercial tax base is only 2.8 percent of the total, while the condominium and townhouse base is "three and a half times our commercial tax base" — calling townhomes "our financial engine in this town." She cited Alta Oxbow's recent $98 million sale and estimated full MBTA Communities build-out of 720 units could generate $3.7 million a year. Member David Villari said an initial Town Center playground phase could be built for about $25,000; the Select Board takes it up Oct. 6.
